Can I visit the site now?

Legal & Ownership
Is the land title clear?
Yes. Every plot comes with a clear, freehold title the 7/12 extract registered directly in the buyer’s name. No co-ownership, no composite deed structure, no paperwork surprises after the cheque clears.
What is a 7/12 extract and why does it matter?
The 7/12 (Satbara Utara) is Maharashtra’s primary record of land ownership, maintained by the state government’s land records department. When your name appears on the 7/12, you’re the legally recognised owner. It’s the most direct proof of agricultural land ownership you can hold in the state.
Can non-farmers buy agricultural land in Maharashtra?
This is the right question to ask, and we address it transparently with every buyer. Maharashtra has specific provisions around agricultural land purchases by non-agriculturists. Pricing & Availability
What does a plot cost?
Phase II plots are priced at ₹250/sqft at pre-launch. Each plot is 1 acre (40,000 sqft), making the total ₹1 Cr per acre. Pre-launch pricing is available for a limited window and will move when the project officially launches.
How many plots are left?
Phase II has 10 plots of 1 acre each. Phase I — 12 plots at ₹200/sqft — is completely sold out with no resale inventory currently available.
Why buy pre-launch rather than waiting?
Pre-launch is when you access the lowest pricing in a project’s lifecycle. Phase I was ₹200/sqft. Phase II pre-launch is ₹250/sqft. Official launch pricing will be higher. Every phase of a well-located project prices upward being early in Phase II means getting in before that next step.
Can I resell the plot later?
Yes. You own the land outright freehold, registered in your name. No lock-in restrictions from the developer’s side. You can sell at any point.
