The location wasn’t chosen casually. The Sahyadri foothills around Nadsur, Khopoli have a particular quality green and genuinely beautiful in a way that doesn’t require embellishment and they’re still close enough to Mumbai and Pune that you can use a property here on an ordinary weekend, not just a long one.

The Kondgaon Dam is 3 km away. Nadsur village is at your doorstep. The hills come alive in the monsoon and stay cool through winter. The temperature range 12°C to 35°C makes the property usable across seasons, not just comfortable in October. We wanted to build something in a place that would still feel special five years from now. Nadsur earns its appeal from the land itself.

A Community, Not Just a Gate

The gated part of ‘gated community’ often means very little in practice. You have a wall, a guard, and strangers who nod at each other in the parking lot. What we’ve designed at The Farmery Commune is smaller in scale and more intentional in character. Twenty-two plots. Shared communal spaces. Sixteen activities built around the idea that people who live near each other should actually benefit from being near each other.

Commune breakfasts. Forest café mornings. Open theatre evenings. A fruit orchard that everyone can use. These aren’t amenities on a brochure list they’re the texture of what weekends will feel like here. The children who grow up coming here will remember the horses and the orchard, not the square footage.
